When the time comes to go unconditional – and to settle – we’ll make sure the only thing you need to worry about is picking up the keys from the listing agent. 

Stress goes hand-in-hand with buying a property - whether it’s your first, or if you’ve already been around the block a few times. 

You can rely on us to take care of the details. We know our stuff, and we’ll only bug you about the things we really have to.

For our fixed fee, Conveyo will:

  • Answer your pre-purchase questions.

  • Assist with wording any conditions you want to attach to your offer.

  • Search and give you advice on the property’s title, and any interests recorded against it.

  • Keep track of deadlines.

  • Assist with any due diligence work you require.

  • Liaise with the vendor’s solicitor and/or real estate agent, as and when required.

  • Finalise your lending arrangements with your financial institution.

  • Work with you to complete all the paperwork required for the transfer and any lending.

  • On settlement day, transfer funds on your behalf and transfer the property into your name.

  • Provide you with comprehensive reporting statements setting out what we’ve done on your behalf.

Fees

At all times, we’ll give prompt and easy-to-understand advice to help achieve your property goals. We’ll be available to discuss matters with you anytime – by phone, email or Skype. If you prefer to keep things traditional, naturally we’re also happy meet with you in person.


Our fees for a property purchase are as follows. They include GST.

 

Standard fee:     $995.00


Add ons (these require us to do extra work):

 

Mortgage:           + $150.00
Kiwisaver:           + $90.00 (per application)
HomeStart:         + $90.00 (per application)


Some kinds of property are more complicated than others – unit titles require the review of body corporate disclosure documents, and cross leases require the review of the unit plan and lease agreement. We pass on those costs as follows:

 

Unit Titles            +$150.00
Cross Lease         +$90.00

 

What if it doesn’t all come together?

We know it’s tough out there at the moment for buyers - especially first home buyers. That’s why, if you engage us to complete pre-offer work (such as reviewing documents or advising on conditions) and you are unsuccessful, or if your offer is successful but, for whatever reason, the contract ends before settlement (perhaps because you couldn’t obtain finance, or a builder’s report identified serious issues), then the first one is on us. That means we won’t charge you for our time on the first occasion.

For second and subsequent transactions, we charge a fixed fee of $150 including GST for pre-offer of post-contract work in the event the matter does not proceed to settlement. That fee is $200 including GST if the property is a unit title or a cross lease.
